Yes, but only for Houston area listings (HAR Matrix MLS). If you're in the Houston area and want to keep your day moving, we can upload directly to your MLS listing, just add 'Upload to MLS' when you schedule your appointment and provide the listing number.

We'll do our best with what we're given, and our editors are amazing, but staging and preparation do matter. If something will hurt the final result, we'll communicate it before or during the shoot.

Yes. We offer dedicated twilight photography sessions, as well as twilight conversions - edits to daytime photos to replicate the feel of a twilight shoot.

We do. Virtual staging, clutter removal, and advanced edits are available when a property needs extra help presenting well.
You receive a license to use the photos and video for the listing while you are the listing agent. If you need extended usage or additional rights, ask and we'll guide you.

The number of photos depends on property size. Homes under 1,300 sqft typically receive 15-20 photos, while larger properties can receive 50 or more. We photograph every relevant room and exterior angle to give your listing full coverage.

Every photo receives professional HDR processing, color balancing, blue sky and green grass enhancement. We remove Real Estate yard signs and curbside trash cans as part of standard editing.

Most residential shoots take 45 to 90 minutes depending on the size of the home, however, additional services like Matterport 3D Tours or Aerial Photography will take additional time. We work efficiently while being thorough, capturing every angle that will help your listing stand out.

A tidy home photographs best - think 'Open House' ready. We recommend decluttering countertops, making beds, turning on all lights, and opening blinds. We will send you a preparation checklist when you book. We do require that the home have active electrical service and interior lighting for all rooms, if this is not possible due to active construction or other circumstances please let us know when booking the appointment and we'll work with you to find a solution.

Yes. All of our aerial photographers hold current FAA Part 107 Remote Pilot Certificates and carry full liability insurance. We follow all FAA regulations for safe, compliant flights. Sometimes this means we must comply with restricted airspace or inclement weather, if this affects your appointment we'll work with you to find a solution.

We monitor weather conditions closely. If wind, rain, or low visibility prevents safe flight, we will reschedule the aerial portion at no additional cost. Ground photography can often proceed as planned.

Absolutely. Additional aerial photos are available at $10 per photo, or as a bundle of 10 for $80. Many agents add extra angles to showcase lot boundaries, community amenities, or nearby landmarks.

Some areas near airports, military bases, or restricted airspace have flight limitations. We check airspace restrictions before every shoot and will let you know if there are any limitations for your property.

Every Matterport 3D tour includes one full year of hosting at no additional charge. After the first year, hosting can be renewed if needed at $50 annually.

Yes. Matterport includes built-in measurement tools that allow viewers to measure distances between any two points in the model. This is especially helpful for buyers planning furniture layouts.
The dollhouse view is a unique Matterport feature that shows a complete 3D model of the entire home from an elevated perspective. It helps buyers understand the overall layout, room relationships, and flow of the property.
Yes. Every tour comes with a shareable link and an embed code that works on any website, your brokerage page, or social media platforms.

Ground and aerial footage can be combined in one video for a comprehensive property tour, just include Aerial Video when you book your appointment. Aerial video adds dramatic context and is especially effective for properties with notable outdoor features.

You will receive both a downloadable MP4 video file, and a shareable video link. Either can be used on websites, social media feeds or in the MLS depending on the requirements of the platform you're using.

Yes. Agent-hosted videos are a great way to add a personal touch and build your brand. We handle the filming and editing so you can focus on presenting the property naturally, however we do not provide scripts, storyboards, or direction so please plan ahead so you're ready to present the home in just a few takes.

A twilight shoot is an on-location session captured during golden hour for authentic dusk lighting. A twilight conversion is a professional edit applied to a daytime photo to simulate the twilight look. Both produce stunning results.
Twilight shoots are scheduled 30 to 45 minutes before sunset to capture the best natural light. The exact time varies by season. We coordinate timing to maximize the golden hour window.

A twilight photography session produces multiple angles of the front exterior and any key features like pools, patios, architectural details, or panoramic views. The exact count depends on the property. Twilight Conversion provides you with two stunning photos edited for optimum visual appeal.

Express staging provides five photos staged with a complementary style chosen by our design team, and is returned next business day. Custom staging lets you direct the style, furniture choices, and specific items for individual photos but can take a few days longer.

Yes. We always provide both the original empty photo and the virtually staged version. This ensures transparency for buyers and compliance with MLS disclosure requirements.
Yes, through our custom staging option. We can digitally remove existing furniture and replace it with updated pieces, or add items to complement what is already there.
Very realistic. Our staging uses professional-grade rendering with accurate lighting, shadows, and proportions. Most viewers cannot distinguish virtually staged photos from physically staged rooms.

Our technicians use laser or time of flight measurement tools during the on-site visit to ensure accurate room dimensions. For properties also receiving a Matterport 3D scan, highly accurate laser measurements are captured simultaneously with the 3D photography.

Yes. Every floor plan includes individual room dimensions and a calculated total square footage based on the rooms scanned. Note that our measurements are for marketing purposes and may differ from an official appraisal. If you would prefer measurements or square footage be left off your floor plan, just let us know.

Yes, we can provide high quality floor plans without the need for a Matterport 3D tour, just add a floor plan to your online order and we'll take care of the rest.
